Letting PackageYou own a property on The Black Sea Coast and you want to rent it out? We offer you our Letting Services Package which includes:
- Advertising and Marketing the property
- Legal advice and guidance
- Arranging viewings at the property

- Tenant selection and referencing
- Sign on owner’s behalf a Lease Contract worked out by a lawyer
- Tenancy agreements and relevant notices to protect owner’s legal rights
- Move In/Out Condition Reports
- Transfer/collect of rents
- Collect damage deposit
- Full inventory and presentation before and after every let
- Ensure all the bills to be paid on time
- Regular property visits and reports
- Monthly Owner Report
- Organize payments of property related outgoings
- Organize any necessary repair work, using our qualified contractors
- No let- No fee basis
- For long term rentals (at least 6-moths Letting Contract) our charge is 50% of the first month’s rent and 10% each month.
What we need to rent out your property?
- As we’ll act on your behalf there are few important documents that we need and the lack of them will lead to inability a rental contract to be signed. We need:
- A copy of the Title Deed
- A Power of Attorney giving us the right to rent out your property and put money in your account
- Details of your bank accounts in Eur and Lv
- Paid bills for electricity and water
- Security System Access code
- Full contact details of any other key holder of the property
- Also we need at least 2 pair of keys.
What are Landlord’s Responsibilities?
- Maintain the property so it does not violate national and local codes in ways which endanger the tenant's health and safety.
- Maintain structural components, such as roofs, floors and chimneys, in reasonably good repair.
- Maintain the property in reasonably weather-tight condition.
- Provide reasonably adequate locks and keys.
- Provide the necessary facilities to supply heat, electricity and hot and cold water.
- Provide garbage cans.Control pests before the tenant moves in.
- Keep electrical, plumbing and heating systems in good condition, and maintain any appliances which are provided with the rental.
- Inform the tenant of the name and address of the landlord or landlord's agent.
Important Note: A landlord is not responsible for the cost of correcting problems which were caused by the tenant.
What are Tenant’s responsibilities?
- Pay rent, and any utilities agreed in the Rental Contract
- Comply with any requirements of city or state regulations.
- Keep the rental unit clean and sanitary.
- Dispose of garbage properly.
- Pay for fumigation of infestations caused by the tenant.
- Properly operate plumbing, electrical and heating systems.
- Not or carelessly damage the property.
- Not permit "waste" (substantial damage to the property) or "nuisance" (substantial interference with other tenants' use of their property).
- When moving out, restore the property to the same condition as when the tenant moved in, except for normal wear and tear.
